One could dedicate an entire site just to the subject of decorating but for the purposes of this site we hope to provide you with some information as to how the builders
respond to the subject and offer you some helpful resources.
"The color room" is a term you will begin hearing as you start touring models and asking questions as to what materials are standard and what materials are upgrades. (Let me again remind you to ask if the particular
materials [e.g. tiles, carpets, cabinets, etc.] you see in the model are standard. Many models are filled with upgraded materials.
) Shortly after
you have negotiated your building agreement with your builder you will be sitting down to pick colors in the color room. The person the builder uses to assist you in picking your colors could be an interior decorator, a construction coordinator or a builder's representative. Some of these individuals may be very qualified while others may not have any knowledge of interior design.
In some cases you may even be sent to a decorating center to pick your colors but in many cases you will go the builder's office or model center. Upgrades are almost inevitable during this process. The carpet choice you want many not come in the "standard" allowance price, or the tiles you like in the model are discontinued and thus the inevitable
upgrade appears. Both the decorators
and builder obviously make additional profits off your purchasing of upgrades. Be cautious and budget yourself as it is not uncommon for an owner to spend an additional 5% to 10% or more for decorating upgrades. Many times this comes in the form of upgrading
of vinyl flooring
to tile, upgrading carpeting , or upgrading kitchen and bathroom cabinets.
