Punch Out List

Your home is built and has received a "Certificate for Occupancy" and the builder wants to close and get his final construction draw.  However, there are a couple of items to be installed and some painting to be done and you are not sure what to do.  

First come up with your own "Punch Out List". This list will be presented to the builder as items needing attention and correction.  They may be only a few small items like painting and caulking and an appliance needing delivery.  Or the item might be larger such as having things like windows and doors replaced or a bath tub repaired, etc.  

Time is of the essence with you and the builder.  You want to move into the home and builder want the final draw.  If your list is small like the first one I mentioned then you might agree to close and agree in writing to a time frame as to when the repairs and items will be delivered.  If your list is more like the second one you may want to either hold back an amount of money equal to the repairs and items needing addressing.  If you are not comfortable with this and feel you  have some larger concerns you might want to speak with an attorney to discuss your options.
