When building a home the
local municipality will require a boundary survey with a layout of the proposed
house and improvements included on the plan. Banks and lending institutions will likely require at least
one and possibly two additional surveys. Builders
will normally include the cost of the boundary survey in the price on the home
but not the surveys required by the banks.
Check with your builder to see what if any allowance for surveys they
include. Then check with your bank
to see what surveys they require. Finally,
find out what the cost of the additional surveys will cost.
Generally a boundary survey will cost $300-600 for a quarter acre lot, a
tie-in survey will cost about $100-300, and an “As-built” will cost about
$100 to $300. Also remember that
the larger the lot, the more the survey will run.
If your builder includes an allowance for a home built on a quarter acre
lot and you have a half-acre lot you will likely have an up charge.

Tie-in – A survey used to locate a foundation or other type of interim improvement made during construction. (Bank may require)
As-Built – A survey used to locate all final improvements made
to property. (Bank may require)
